Our next Renovation Happy Hour will be on Monday November 14th from 6-8pm
The renovation Happy Hour that was originally scheduled for November 14 has been cancelled, as the host (Jeff Snyder) has a conflict and will have to be out of town on that date.
HOWEVER Ramzi Nuseibeh, has agreed to show the finished product of his efforts at E 7th St, which was featured as a work in progress last summer. Ramzi says this is his unequalled Masterpiece, and he invites oglers to gape in wonder. He recently posted:
“Perhaps my life's work, 233 e 7th, will be for sale very soon. 3 floors, 4 beds (including a suite on the first floor for mother in laws or yourself you don't like stairs), 3.5 baths. There are amazing views of the Cincinnati skyline from all 3 floors, including from the soaking tub and both decks (off the master bedroom on second floor as well as the amazing third floor including a wet bar).
I bought the house looking to do a simple reno and to make it a nice little place. It became a huge project as we realized during demo that much of the wood was bad and needed to be replaced. So, quite a bit of the inside and external rear of the home is re-framed now with new wood. A serendipitous surprise was that when we started to take the front siding off of the house, we found that the original builders had taken advantage of a technique that is very rare here called rustication. Rustication is a manner of treating the exterior of a wooden building to make it look like it is made of stone. The effect is achieved by cutting and beveling the wooden siding boards at regular intervals to simulate stone blocks. If you've ever been to Indiana University's Bloomington campus, many of the school's buildings use limestone and this is a similar look, but of course with wood.
With the home almost complete, we have entirely new plumbing, HVAC, and electric. Four bedrooms, including a second master on the first floor. 3.5 baths, with custom tile work. The first floor was designed to be very open, with a living area with cozy gas fireplace that flows into the modern kitchen with a quartz waterfall island which then flows into the back yard through the tri-fold patio doors. The back yard was leveled, and has access to the alley thru a new fence and gate. In front of the home we installed a wrought iron fence, bringing back even more of the historical accuracy. There are three bedrooms and 2 full baths on the second floor. The master bath on the second floor has a soaker tub with a view of the Cincinnati Skyline. There are 2 decks, one is off the 2nd floor master and the other is off the 3rd floor, off of a wet-bar with mini-fridge. The third floor also has a large recreation area for adults or kids.”
